What is meant by the agency cost of leasing?
The user who controls the asset during the lease (the lessee)is not the owner of the asset (because the lessor still owns it).The lessor must bear a risk that the lessee will not take the utmost care of the leased property (or as much care as the lessor would).This reduced level of care due to separation of an asset's ownership and its control is the agency cost of leasing.
