Blette contracted with ANC in May 2008 for a one-year apartment lease at $605 per month. In February 2009, Blette complained to ANC about substandard maintenance and other problems. Blette tendered a $752.54 check and wrote an accompanying letter saying that the payment was to settle her forthcoming March, April, and May rent minus her alleged damages.
